Third Revolution secured a resolution to grant planning permission in central Epping on behalf of Octagon Developments.

The scheme for twenty 1 and 2 bed units, included eight units of affordable housing, and one commercial unit, was considered by Epping’s planning committee following an officer recommendation to grant consent.  Councillors agreed that it has been sensitively designed to provide a considerable enhancement to the conservation area. 

The scheme will make great use of this previously developed site which is within walking distance of the train station in a highly sustainable location.

Third Revolution have secured planning permission at appeal for the second phase of the Kosy Living co-living and co-working village in Brighton.

The scheme includes 269 co-living studios, which will provide much needed high-quality homes for an underserved part of the market. It will also provide around 1,000sqm of employment space, which will be available to residents and the community alike, along with landscaped gardens, gym and large communal spaces.

The application was refused against officer advice despite being on brownfield land allocated for development, with the appeal centred on the impact on the character of the area and the amenity of neighbours.

The scheme replaces a largely vacant and dilapidated 1950s office building with a development that better reflects the area's emerging character. Its location within the busy Lewes Road areas allows the development to be car free and will incorporate critical sustainability features to ensure it is future-proofed for the net zero transition.

The development is the second phase of the new village, with 83 studios and co-working space consented by Brighton & Hove's planning committee in 2021.

Third Revolution has gained outline planning consent for a 33 home extension to the settlement of Maisemore near Gloucester. The team led the planning application on behalf of Site Plan UK, including preparation of the DAS, managing the specialist team, and officer engagement. It was approved by planning committee in March 2022.

The site forms the gateway to the village and proposals include 50% affordable housing, a new green edge, public footpath link and amenity spaces. Being outside of the settlement boundary the development was contrary to policy and so a key feature of the instruction was to bring officers and members on-side.

London Borough of Brent has recently awarded planning consent for an end of terrace property.

The Third Revolution team led the planning application with architects West Port on behalf of client Artform. The development forms a gatehouse to the previously consented courtyard development to the rear and provides a modern take on a row of Victorian terraced properties.

Third Revolution has been working with Stelling Properties and Unilife to create an exciting 84 room student residence on Walnut Tree Close in Guildford. The new building replaces a tired industrial unit and brings a high quality development to an area that has been undergoing dramatic change over the past few years.

Third Revolution led the planning process for the scheme. We advised on planning risk, developed and implemented the planning strategy, managed specialist consultants, oversaw the stakeholder consultation process, developed and submitted the planning application and oversaw the post-submission process. 

The site is currently under construction.

Third Revolution has successfully secured planning consent to develop Brighton’s first combined co-living and co-working scheme on behalf of Kosy Co-Living. The project has subsequently been awarded Best UK Mixed Use development in the International Property Awards 2021-22.

The development replaces a tired set of industrial units with high quality modern employment space and much needed residential homes, including affordable homes. The proposals include a café, cinema and communal space. The space will also incorporate new facilities for the Nam Yang Community Association: a martial arts and wellbeing charity. The well loved local association currently rents poor quality space above one of the car garages and the applicant has worked with them and the neighbouring school to incorporate new facilities at low rent.

Third Revolution has led the planning process, including managing specialist consultants and the design team, consultation with the community, pre-application discussions, submission of the application and negotiation of the Section 106 Agreement.

Third Revolution led the successful planning application for a new student residence opposite the entrance to the university campus. Working on behalf of Stelling Properties and Unilife, our team led a set of specialist consultants through the pre-application and post-determination stages, including liaison with officers, stakeholders and preparation of all planning documentation. 

Post-determination, we helped increase the 88-bed development to 90-beds and to redesign the scheme for modular construction, using a series of non-material amendments and without need for a new application. The development is  now complete and occupied.
